Reading Stedman's flood map before you stake a pad

On FEMA's flood map, 27 of 30 spots spread across town sit in minimal-hazard Zone X and three in Zone AE, the mapped 100-year floodplain. Three spots are no ruling on your parcel. Look up your address in the state's flood risk information system.

If the lot sits in a floodplain, the Cumberland County floodplain office is where the question goes before fill or grade changes. In unincorporated areas the county won't issue a building permit in a Special Flood Hazard Area until a Floodplain Development Permit is in place. What to send us before the walk on a wet lot

A few photos save a trip. Take one after a hard rain from the corner of the yard, showing where water stands or runs. Take one of the downspouts and the nearest ditch, one of the house wall where the slab will start, and one of any low spot you already fill with gravel.
