Concrete patio contractors in Linden and a zoning ordinance with no town website
Cumberland County's municipalities page lists the Town of Linden as having no website, so there's no town portal to log into. The zoning rules are still on the books. The county posts the town's zoning ordinance, revised August 15, 2023, among its planning ordinances, and the town is one of the governments that appoints members to the Joint Planning Board that county planning staff serve. For a pad here, the county's ordinance list is where we start.
Section 1-108 requires a zoning permit before anyone starts "the excavation for or the construction of any building or other structure, including accessory structures." The application wants a scale plan or plat showing lot shape, buildings and use, and the permit goes void after six months without real progress. The ordinance doesn't spell out whether a flat slab counts, so we ask Cumberland County Planning & Inspections with your parcel number before we quote. Our permits guide explains the county's role.
R40, R15 and R7.5: how much yard you have to work with
The ordinance has three residential districts. R40 lots start at 40,000 square feet, a bit over 0.9 acre, R15 lots at 15,000 and R7.5 lots at 7,500. For the principal building, R40 asks a 100 foot lot width, 30 feet at the front, 15 feet at the sides and 35 at the rear. R15 and R7.5 ask 75 feet of width, 30 at the front, 10 feet at the sides for one story (15 for two) and 35 at the rear.
Those are the rules for the house. Accessory-structure setbacks and impervious limits are a county question, so ask before you size a pad that reaches out toward a lot line. On an R40 lot, a 24 by 30 pad fits with room to spare. On an R7.5 lot, the back wall to the rear line is where the tape measure gets tight. We mark your lot lines on a sketch at the walk and price the pad you can build, not the one you imagine.
Patios are priced by the square foot, $7 to $12 per sq ft for plain or broom finish and $12 to $20 for stamped. These sizes come straight from those ranges.
| Project | Size | Per sq ft | What it comes to |
|---|---|---|---|
| Standard backyard pad | 16x20 (320 sq ft) | $7 to $12 | $2,240 to $3,840 |
| Large entertainer pad | 20x24 (480 sq ft) | $7 to $12 | $3,360 to $5,760 |
| Full-width yard pad | 24x30 (720 sq ft) | $7 to $12 | $5,040 to $8,640 |
| Stamped pad | 16x20 (320 sq ft) | $12 to $20 | $3,840 to $6,400 |
Extra stone for wet ground, a pump for a long yard and a raised edge near a low corner change the total. A roof or footings are priced per job. We give a free written estimate after we see the site.
